What are the costs?
Property Management
Property Management costs an annual fee of:
480€ + IVA (21%)
Total: 580.80€
Key Holding Only
Key holding costs an annual fee of:
150€ + IVA (21%)
Total: 181.50€
This excludes property management and inspection.
Property Management
With our two central offices on the Costa Blanca, we can look after your property when you are not there and take care of any issues that may arise from renting it. We can even organise any extras such as cleaning, airport pick ups and maintenance if needed.
By taking this option we will complete your listing online for you, taking photos of the property and uploading all the relevant information to the site as well as of course managing your calendar and bookings.

Frequently Asked Questions
You will need the following:
- A copy of your NIE
- A copy of your passport
- A copy of your house insurance
- A copy of your bank details
- A copy of your latest electric bill (you will need to register online with the company and give us the username and password to manage on your behalf).
- A copy of the latest water bill (again you will need to register online and give us the username and password).
- Details of the administrator for the complex/urbanisation & name and address of the president of the urbanisation.
- Wi-Fi Information, TV provider.
- A copy of the title deeds
- A copy of the Energy Performance Certificate (this should have been provided with the house sale, if not we can provide one for a small charge).
- A copy of the habitation certificate.
- 3 sets of keys for the property.
All holiday rental properties need to be registered for rental with the Valencian Government and issued with a registration number (people use the term license but it is not a license but touristic registration number), this is something that your solicitor should be able to do for you, there is no set time from the application to receiving the registration number.
For long term rental this is not needed, but maybe something you could apply for whilst the property is long term rented to give you more rental flexibility later.
We have 3 different rental types for our properties, these are:
Long Term Rental
This is an 11 month contract with the option for the owners of the property to offer a renewal contract at the end of the 11 months.
Winter Let
This is any monthly rental between October and the end of May.
The minimum rental is 3 months and the maximum can be the full period from October – May with the permission of the owner of the property.
Holiday Rental
High Season holiday rental is any weekly rental between June – September. The minimum stay is 7 nights, maximum can be agreed with the owner as required.
Low Season holiday rental is any weekly rental between October – May. The minimum stay is 7 nights, maximum can be agreed with the owner as required.
Property inspections on vacant properties are conducted on a monthly basis and our team members will check electricity, water supply, weather damage to the external of the property, signs of any infestations and damp issues.
Reports are then sent to the owners. In the case of there being no issues, no news is good news. Every property is also inspected at the end of every rental by our cleaners for signs of damage before the security deposit is returned to the tenant.
